Do I need plans for a home renovation?
Yes. Renovation plans help your builder understand the proposed work, prepare accurate pricing and complete the construction. Renovation plans may also be required for engineering and building approval.
Do all renovations need approval?
No. Minor cosmetic work may not require approval. Structural changes, extensions, new decks, changes to external walls and some alterations to character homes will generally require a Building Approval. A Development Application may also apply depending on your property and the design.
Can you check the planning rules before starting the design?
Yes. We provide an early town planning check to identify issues such as character controls, flooding, building height, setbacks and overlays. This helps us shape the design around the site requirements and avoid unnecessary approval issues.
Can you renovate a Queenslander or pre-1947 home?
Yes. We regularly design renovations for Queenslanders, character homes and pre-1947 houses. We can help retain the parts of the home that matter while improving its layout, appearance and function.
Can you help improve my existing floor plan?
Yes. We regularly redesign kitchens, bathrooms, bedrooms and living areas to improve natural light, storage, circulation and the connection between indoor and outdoor spaces
Can you design an extension as part of the renovation?
Yes. We can combine internal renovations with a rear, side or upper-level extension. We will consider your site constraints, budget and approval requirements when preparing the design.
What renovation plans do you provide?
Depending on your project, we can provide concept plans, floor plans, elevations, 3D renders and detailed working drawings. We can also coordinate the design with your engineer, certifier and other consultants.
Will I need a survey?
Most internal renovations do not require a detail and contour survey. However, if you are extending the building or changing its external footprint then both a detail and boundary identification surveys may be needed, especially if the work is close to a property boundary.
Can you work with my builder?
Yes. We can prepare clear construction (working) drawings for builder pricing and respond to design questions during the documentation process. It is often helpful to involve your preferred builder before the plans are finalised.
