Do I need plans for a house extension?
Yes. You will need plans for builder pricing, engineering, certification and construction. Clear plans also help identify design and approval issues before work begins.
Does a house extension need Council approval?
Most extensions require a Building Approval. A Development Application may also apply due to setbacks, building height, character controls, heritage, flooding or other site constraints. We provide an early planning check to help confirm the likely approval pathway.
What types of extensions can you design?
We design rear, side and upper-level extensions, new bedrooms, living areas, kitchens, bathrooms, decks and enclosed outdoor spaces. We can also redesign the existing floor plan so the new and old parts of the home work together.
Can you design a second-storey extension?
Yes. We can design an upper-level extension and coordinate the plans with a structural engineer. The existing house will need to be assessed to confirm whether it can support the additional level and what structural work may be required.
How close can an extension be to the boundary?
How close can an extension be to the boundary? This depends on the building height, wall length, lot layout and applicable planning and building rules. A reduced setback may require additional assessment or approval. We can review this early before the design progresses too far.
Can you extend a Queenslander or pre-1947 home?
Yes. We regularly design extensions for Queenslanders and character homes. These properties can have additional controls over demolition, roof forms, street appearance and building height. Our early town planning guidance helps shape a suitable design.
Will I need a survey?
Most extensions require a detail and level survey showing the existing house, ground levels and surrounding features. An identification survey may also be required where the proposed work is close to a property boundary.
Can you help me avoid a Development Application?
Sometimes. Early planning advice may allow us to adjust the extension’s height, setbacks, size or layout so it meets the relevant requirements. A DA cannot always be avoided, but it is better to identify this before committing to a design. We have an in-house planning partner who gives us guidance.
Can you design an extension to suit my budget?
Yes. We consider your budget during the concept design stage and can discuss ways to control the size and complexity of the extension. Your builder should still provide detailed construction pricing before the plans are finalised.
Can you work with my existing builder?
Yes. We can prepare the plans for your preferred builder and coordinate reasonable design or documentation queries during the process. Involving the builder early in your extension design can also help identify construction costs and practical issues.
