Does Your Character Home Need Design and a DA?

Brisbane’s character overlays protect the look and feel of older neighbourhoods. If your home sits within one, there’s a good chance your renovation, extension or house raise will need a Development Approval before any work can start. Council will want to see that your plans respect the character of the street and suburb, and getting that wrong early is an expensive mistake.

What this means for your character project

The overlay affects more than just how it looks

Character overlay requirements (sometimes referred to as heritage requirements) cover roof pitch, facade materials, setbacks, window proportions and how your design responds to the existing streetscape. These aren’t guidelines you address at the end of design. Council assesses them as part of the DA, and plans that don’t address them upfront tend to come back with conditions or get refused.

The most common issue we see is homeowners starting design without checking what the overlay actually requires, then finding out mid-process that the plans need to change. By that point you’ve already paid for work that needs to be redone.

The other issue is lodging a DA without proper planning advice behind it. A submission that doesn’t clearly demonstrate character compliance will stall, get refused, or come back with conditions that force changes anyway.
