How Much Does It Cost To Get House Plans Drawn Up?
When it comes to creating your dream home, designing the house is an important aspect that can range in cost. Most companies will charge an hourly rate or a price based on a percentage of the construction cost of a project.
Architects, drafters and building designers are equally qualified, they all can draw house plans that can be submitted to the council for approval and that builders can work from.
Unlike firms that charge an hourly rate or a price based on a percentage of the construction cost of a project, at Designer Planning we provide a fixed price for our services before we proceed with your design.
As prices can vary depending upon the complexity of the design, in general for a ‘normal’ single storey home on a concrete slab or stumps we charge $2,310. However, for a double-story home, we charge $2970. There are certain aspects of a project that can drive the price up slightly. Then once the design plans are complete we can give you a quote for engineering. The quote is based on the design however structural engineering for a whole house generally ranges between $2,500-$4,000 including a soil test.
Design plans include:
- Site Plan
- Proposed floor plans x 2 complimentary revisions
- Any additional floor plan revisions x $440 each
- Existing floor plans
- Original Council Survey Plan
- Overland flow report
- Flood wise report
- Predetermined flood heights if available from Council
- A determination if a hydraulic engineer would be required
- Character and Zoning Overlays
- Council Stormwater infrastructure on or adjacent to the site
- Council Sewerage infrastructure on or adjacent to the site
- Proposed elevations
